Land acquisition, building and development is for the creative at heart; many considering it both an art and a science. It starts with a vision and a Realtor®. Your Realtor® will do some market research, assess market analysis and help you determine which properties fit the type of zoning needed. It is also a good time to look at the supply and demand for the area. It could help in narrowing down options.
Finding the right piece of land for the development in mind can come with a few hurdles. A common issue usually has to do with the DEP report. In Florida, these reports can give insight into how much usable land you actually own versus how much is protected or will need to be mediated. The amount of vegetation might also be a concern. Fear not. With the right professionals to help, the land can be cleared and filled if needed, to move forward with the intended development.
Do the math
The success of a project depends on how well it is budgeted. Don't just budget for the cost of materials and labor. Whether you are developing a multi-family, commercial or residential project, take into account the costs of impact fees, mitigation, permits, etc.

Like with everything, have a detailed plan with the items needed, schedule and financial options in place. For the most part, your Realtor® should be able to help guide you with some of these steps.
